Storage is a must in any property in 2023! Storage is at an all-time shortage, and a third of Americans currently say they use exterior storage or rent a storage space to keep some of their belongings in.

 

If your home doesn’t have storage, you can build shelving and add more space for people to set up their belongings. You can also add or extend a closet on any bedroom that’s very large but has a small closet. Although this takes away some of the bedroom space, it helps to keep it organized.

We all spend a lot of time in our kitchens, so make this into a space where your buyers will want to spend time. This includes deep cleaning the room, and making minor repairs and replacements, like fixing broken tile and taking the time to add molding to kitchen cabinets

 

These changes can make any kitchen shine and offer a high return. Although you can do a full kitchen remodel, this takes far longer and doesn’t offer as much of a return. 

4. Increasing Energy Efficiency

Energy efficiency is a big problem that many buyers are focused on. Nobody wants to pay a thousand dollars a year in energy bills, so make sure your system rocks. Upgrade to a smart thermostat, replace the filters around your home, and have your HVAC system inspected to ensure it works well.

 

If you still suspect an air leak, take a candle from window to window and check to see if any of them are letting air in or out. You can do a partial window replacement, but avoid replacing all of your windows; some companies take months just to get started.

5. Giving Your Front Porch Life

You should welcome buyers into your property like they’re friends! Give your property a welcoming and warm appearance by updating your front porch. Update the paint or stain colors, replace older or broken furniture, and look into front porch ceiling ideas that can give it a design boost.

 

If you want to take this further, you can also update your door, replace the house number, and rent a power washer! Using a power washer, you can get rid of any pollen or debris clinging to the exterior of your home. This step will allow it to look fresh and new.

Having too many wood stains competing with each other will give your home trouble fighting for a clean look. Instead, try to either get only furniture that matches or take the time to replace the stain. This sounds time intensive, but you can stain a lot of furniture in a single day. Deep clean and sand the surface, and then use a stain remover to allow the natural wood to show through. Lighter and warm colors are more popular right now, so avoid dark and yellow-toned stains.

 

You can also update your exterior wood furniture! There are countless wood stain colors for outdoor furniture, and it doesn’t necessarily have to match what you have going on inside. 

7. Repainting Most Large Areas

Paint is magic when you’re updating your home. On both the inside and exterior of your home, the paint will tell buyers what to expect while also creating a clean and untouched surface. Painting should wait until the last minute, especially if you’re planning on moving your furniture out, before the buyers can look through your home.

 

Go for neutral colors, and avoid plain white or gray. Although gray was popular for a couple of years, it’s now only seen as a color that landlords will slap onto a room. You don’t want to cheapen the appeal of your home.
